Complying with routine maintenance on the yard of your Frisco rental property is just as critical as maintaining the interior. The person assigned for the landscaping can and should be stipulated in the lease and many landlords think that once their tenant has contracted to tend to the yard, that specifies that they will also edge, trim and complete the necessary but less frequent tasks, such as aerating the lawn every year. But because this activity takes special knowledge, skill, and equipment, chances are that it is up to the property owner to take care of it.
Aerating a lawn is an important part of keeping it green and healthy. Many experts promote aeration once a year and, now and again, above and beyond that if the soil surrounding your rental property has a vast amount of clay into it, is heavily used, or is otherwise tightly compacted. Aeration requires special tools, such as a machine that will cut a small round plug in the grass and dirt beneath and pull it out. There is also a device that makes holes in the ground with spikes, but this method, if not performed correctly, can actually make matters worse, and is not recommended.
The aeration process is critical because when the soil turns too compacted, water and fertilizer will have a very hard time getting to the roots of the grass. If this ensues, the grass may emerge poorly, transforming into yellow or brown, inducing bare patches or be vulnerable to ailment and pests. Barely overlooking the concerns won’t make it pass. No number of watering or mowing will aid if your grass isn’t gaining the nutrition it asks for to really grow.
