With roughly 15% of homes targeted by vandals each year, it is likely that one or more of your rental homes may eventually be hit. However, there are plenty of ways that you can safeguard your Buda investment properties from vandalism to prepare yourself.

When vandalism happens, there’s an overwhelming feeling of violation and frustration that comes with talking to the police and your insurance company, making sure repairs are being arranged, and calming down frustrated renter. Knowing what to do when vandals strike can help restore your sense of confidence and make navigating the recovery process just a little bit easier.

If you discover vandalism at your property, it is important to contact the local authorities and file a police report. Your tenants might take it upon themselves to call the police but as a Buda property owner, you must communicate as well with the investigating police officers and make sure all property damage has been documented in an official report.  Make sure you document the vandalism in writing, taking photos of the damage is always advised and a great option. If you are not capable of going to the property yourself as soon as it happens, you might have your tenant or your property management company handle the documentation.

Unless the damage from the vandalism is caused by one of your renters or their guest, you will be responsible to perform the required repairs. Working closely with your insurance company is an essential action in the process; they need to be included as soon as the damage transpires. Even before vandalism occurs, it is a good idea to make sure that your landlord insurance policy covers this type of damage. If not, you may have to pay for the renovations yourself.

Lastly, vandalism can leave a tenant feeling vulnerable as it leaves behind not only the physical damage but also feelings of fear or anxiety. Their sense of security has been violated, and they may need both reassurance from you that things will be taken care of as well as confirmation that you or your property management company are working hard to restore both the rental property and their ability to live securely in it.
