Security Deposit Policy

We require 1.5× monthly rent as a security deposit. Most companies don’t.

Many property managers collect one month’s rent as a security deposit. That extra half-month is a real buffer between a problem resident and your out-of-pocket costs, and it screens out financially marginal applicants before they sign — fewer late payments, fewer evictions.

Maintenance Reserve

To ensure maintenance issues can be handled quickly, we require a $500 maintenance reserve, deposited into your property’s trust account.

  • 6-Month Resident Replacement Guarantee (If they leave early, we fill it free)
